My Plan to Effectively Sell Your Home


I will sell your home with a series of consistent actions. Many are basic, but essential. In order to sell your home in any market, your house must:

-Be priced competitively and realistically at all times.
-Show exceptionally well (see my Maximizing Your Homes Sale checklist)
-Be exposed to the marketplace effectively and thoughtfully.



Here is a list of the services you will receive from me as your Agent:

1.Upload the Listing to MLS as soon as agreement is signed.

2.Upload the Listing to my webpage www.DilrajSohi.com, blog, and selective social media groups to tap into larger networks while keeping the advertising fresh and unique.

3.Distribute feature sheets to the agents in my office for their prospective Buyers.

4.Install brochure box filled with feature sheets on my sign located on your property for Buyers who are either driving or walking by.

5.Creating a feature sheet with your properties information that will be distributed to the hundreds of neighbours that surround your home. This will generate advertising through word of mouth and also generate interest for open house visits.

6.Hold open houses as scheduled.

7.Also visit other open houses within the area of your listed property and advise you of my findings so that you have an understanding of the competition.

8.Provide you with contacts necessary for any repairs, or touch-ups that may help with the sale of your home.

9.Arrange to meet every 30-days, or when necessary, to review the current progress and also make any necessary adjustments according to current market conditions.

10.  Follow up on all showings to find out what prospective Buyers are saying about the property. Also if they have any other inquires in order to complete the sale.

11.  Regularly keep you up to date on new listings, sold homes in your area, and current market conditions that may affect your sale.

12.  Update all promotional materials to reflect any changes such as price adjustments.

13.  Maintain a communications log for any inquires made on your property and keep you informed with what the public is saying about your home.

14.  I will represent you in all contract presentations as well as being your advisor during negotiations.

15.  Co-ordinate scheduling of home inspection promptly while minimizing variance with the Sellers schedule.

16.  Provide information to bank appraiser to assist in favorable outcome.

17.  Make sure all final details have been accomplished and that you are comfortable with closing date and time.

18.  See that proceeds from the sale are delivered promptly to you.

19.  Follow-up after the sale to make sure that you are satisfied and see that all your future real estate needs are met.

20.  Throughout the whole selling process I vow to minimize inconvenience to Sellers, Sellers families, and Sellers pets. I will reduce the stress and headache wherever possible. After all, isn’t that why you chose me?
